TCC and Daiwa House Break Ground on Phase II of Blue Ridge Commerce Center in Southwest Houston

Trammell Crow Company ("TCC"), a leading commercial real estate developer, and joint venture partner Daiwa House Texas Inc. have broken ground on Phase II of Blue Ridge Commerce Center ("Blue Ridge") in Houston, Texas. This latest phase, spanning 40.9 acres, will include three speculative buildings totaling 687,338 square feet. Phase II is scheduled for a Spring 2027 delivery.
Located at the northeast corner of Fort Bend Parkway and McHard Road in Fort Bend County, approximately two miles south of Beltway 8, Phase II of Blue Ridge will feature three industrial buildings available for lease or sale:
- Building 6: 182,908-SF cross-dock building with a 32-foot clear height
- Building 7: 303,808-SF front-load building with a 36-foot clear height
- Building 8: 200,622-SF rear-load building with a 32-foot clear height
As with Phase I, the development team is pursuing LEED certification for all three buildings in Phase II.
The groundbreaking of Phase II at Blue Ridge comes less than a year after Phase I was delivered last fall. Located on the west side of Fort Bend Parkway, Phase I includes five buildings totaling 1,350,559 square feet. Since its delivery, three of the buildings have been sold to owner-occupants, while another was fully leased. Building 2, a 157,626 square-foot front-load building, remains available.

Seeberger Architecture designed Blue Ridge Commerce Center Phase II, while BGE serves as the project's civil engineer. E.E. Reed Construction is the general contractor for all Phase II buildings, while Linco Construction Co. is the general contractor for public infrastructure improvements. Sumitomo Mitsui Banking Corporation provided project financing. Cape Bell and Jason Dillee of CBRE are marketing and leasing both phases of the project.
