1.0+ MSF Project Features Two Class A Speculative Industrial Logistics Buildings

LOS ANGELES, CA – Trammell Crow Company (TCC), one of the nation’s leading developers and investors in commercial real estate, and joint venture partner Principal Real Estate Investors, announce that construction has commenced on The Brickyard in Compton, CA. The project will consist of two Class A industrial logistics buildings, totaling approximately 1 million square feet. Both buildings will be constructed simultaneously and the project is scheduled for completion July 2016.

“We are excited to be working with Mayor Aja Brown and Councilmember Janna Zurita on this industrial opportunity in Compton,” said Brad Cox, Senior Managing Director with TCC’s Southern California – Los Angeles Business Unit. “This is a rare and unique property situated in the epicenter of Los Angeles County, surrounded by more than 14.8 million people within a 50-mile radius. The Brickyard is the ideal site to develop a distribution/logistics or manufacturing center and bring economic growth to this area.”

Building A, which is comprised of 525,400 square feet, will feature 88 dock high doors with a cross dock configuration, 270 parking spaces, and 185-to-240-foot full concrete yard. Building B, which features481,600 square feet, will have 111 dock high doors with a cross dock configuration, 307 parking spaces, and a 185-foot full concrete yard. Both buildings will include a 10,000-square-foot mezzanine, 36-foot clear heights, a fully-fenced yard area with 12-foot high perimeter screen walls at truck courts, skylights, ESFR sprinklers, around 20,000 square feet of office space, and excess auto and trailer parking. The development team will be seeking LEED® Gold certification.
