TCC Reaches Major Milestone on State-of-the-Art 752K-SF Logistics Center Near Port of Houston

Trammell Crow Company (TCC), a global commercial real estate developer, in joint venture partnership with an affiliate of South Atlantic Services, has tilted walls at TCC’s latest industrial development in the Houston area, Carpenters Logistics Center. Located just two miles from the Interstate 10 and Beltway 8 East interchange at 15600 Carpenters Logistics Drive in Channelview, Texas, Carpenters Logistics Center is a 752,134-square-foot cross-dock facility with five acres of contiguous industrial outdoor storage. The project is anticipated to deliver in January 2025.

With the historic container volume growth occurring at the Port of Houston, we believe demand for buildings like ours will continue to grow.”

The project incorporates best-in-class design features including a 40’ clear height, 56’ x 57.5’ wide column spacing, moment structural frames, a superflat slab-on-grade, 330 trailer stalls, and an ESFR sprinkler system. Additionally, new infrastructure improvements are being made to improve access to the project including widening and adding a turn lane to Sheldon Road, and the construction of a new road along the northern perimeter of the site.

Seeberger Architecture is serving as the project’s architect-of-record, and BGE is serving as the project’s civil engineer-of-record. D.E. Harvey Builders Inc. is the general contractor. Fifth Third Bank is providing construction financing.

The CBRE team of Andrew Jewett Sr., Cape Bell, Jason Dillee, and Kayla Ripple are marketing the project.
