DENVER, CO – Trammell Crow Company (TCC) announces the first full-building sale at Crossroads Commerce Park (Crossroads), located at the southwest corner of 55th Avenue and Logan Court in unincorporated Adams County. Empire Staple Company has purchased the 62,000 square foot industrial facility, and will relocate their headquarters to the new building on March 14. TCC is purchasing the current Empire Staple Company site at 1710 Platte Street. TCC’s development plan for the site will be announced in March.
Based in Denver since 1952, Empire Staple Company is one of the nation’s oldest and largest specialty distributors of tools, systems, manufacturing and packaging supplies. The Company sells systems and supplies to nail, staple, strap, tape and mark products used in a wide variety of industries to manufacture, package and ship goods. This new building will feature a larger showroom, as well as accommodate their headquarters offices, provide repair for customer’s tools and systems, product sales and serve as the distribution center for Empire Staple Company’s six branch locations.

Crossroads Commerce Park is a modern, master-planned development of nearly 1 million square feet of Class A industrial space in multiple buildings. The flexible site plan at Crossroads provides for building sizes from 17,000-to-376,000 square feet with cross dock, front park/front load and front park/rear load designs. TCC and Principal Real Estate Investors (PREI) purchased 36 acres adjacent to the Empire Staple parcel last summer from EnviroFinance Group and commenced construction on three industrial buildings totaling 640,000 square feet. American Tire Company has fully leased a 127,000 square foot building and the remaining two buildings at the southwest corner of Washington & 55th Avenue offer space available for lease. Future phases will include individual buildings on a build-to-suit basis for users for sale or lease.
Murray & Stafford served as the general contractor and Ware Malcomb as the architect for the Empire Staple Company building. Colorado Business Bank provided financing for the project.
