Trammell Crow Company (TCC), a global real estate developer, has signed a 68,000-square-foot lease with The Johns Hopkins Health System Corp. at The Wellness Center at West Falls in Falls Church, Virginia. The non-profit healthcare system will occupy the fourth, fifth, and sixth floors of the building and plans to offer primary care and cancer care services at the location.

Located at 7171 Cardinal Lane in Falls Church, The Wellness Center at West Falls is a six-story, 126,000-sq.-ft. Class A medical office building that was delivered in February 2024. Designed specifically for medical users, the building offers dedicated curbside patient pick-up and drop-off, locker rooms with showers, LEED Gold certification (including an extensive green roof), an amenity bar in the lobby, bike storage, and covered parking. The remainder of the building is being leased and marketed by Andy Thau, Conn Curry, and Yorke Allen of JLL.

The Wellness Center at West Falls is part of the larger West Falls mixed-use development. At full buildout, it will include more than 1.2 million sq. ft. of density, including uses such as medical office, retail, senior housing, apartments, condominiums, a hotel, structured parking, and up to an acre of open space. The condominium building is already open to residents and the apartment building is slated to welcome its first occupants this month. The retail space is anchored by The Fresh Market, a grocer that that offers convenient, restaurant-quality meals, hand-picked produce, premium baked goods, fresh-cut flowers, custom-cut meats and carefully curated offerings for holidays and special occasions. Hoffman & Associates is the master developer for the larger West Falls project.
