Trammell Crow Company (TCC), a leading commercial real estate developer, has announced a full-building lease and plans for Phase 2 at Plainfield Business Center in Plainfield, Illinois, approximately 40 miles southwest of downtown Chicago. RJW Logistics Group has signed a full-building lease, occupying 788,000 square feet in Building 1. Building 2, scheduled to break ground in the second quarter of 2026, will also comprise 788,000 square feet.

RJW Logistics Group (RJW) is a leading retail-focused logistics and supply chain solutions provider, specializing in consolidation services for consumer-packaged goods suppliers delivering to major national retailers. The company is headquartered in Woodridge, Illinois, and operates more than 16 distribution centers across Illinois, Texas, and Pennsylvania. Dominic Carbonari with JLL represented RJW in its lease negotiations. The landlord was represented by Matt Mulvihill and Phil DeBoer of CBRE.

“Our continued investment in the Plainfield market reflects both the strength of our growth strategy and the importance of partnering with best-in-class developers,” said Kevin Williamson, CEO of RJW Logistics Group. “This strategic location enhances our national network, enabling us to drive greater efficiency, improve in-stock performance, and deliver consistent, industry-leading results for our customers and their retail partners.”

Building 2, which is being built on a speculative basis, sits on approximately 46 acres and will feature 40-foot clear heights, 80 dock doors expandable to 156, and 211 trailer parking stalls. The site offers proximity to both Interstate 55 and I-80, two of the metro area’s major thoroughfares. At full buildout, Plainfield Business Center will encompass over 8 million square feet of industrial space.

“The area surrounding Plainfield Business Center has become the new preferred destination for large-format industrial users looking for space in Chicagoland,” said Josh Udelhofen, a Principal with TCC in Chicago. “Our development, which includes another 340 acres of fully entitled land, is in a great position to take advantage of this trend. Besides Phase 2, which will be speculative, our site can accommodate a build-to-suit project of up to 2 million square feet, giving us incredible flexibility to meet the needs of today’s largest warehouse tenants.”

Harris Architects has designed Plainfield Business Center, while Krusinski Construction Company was the general contractor for Phase 1. Kimley-Horn and Associates is the civil engineer on the project. For more details on Plainfield Business Center, including leasing information, visit plainfieldbusinesscenter.com.
