Trammell Crow Company (TCC), a global commercial real estate developer, and JV partner Clarion Partners, LLC have fully leased Rankin 45 Distribution Center in Houston, Texas to two tenants, totaling 355,686 square feet. UMOJA Supply Chain Solutions signed a 176,152-square-foot lease and Sungrow USA Corporation signed a 179,534-square-foot lease in the building.

Located at 13800 North Freeway, Rankin 45 Distribution Center is less than two miles from Houston’s Beltway 8 and spans 22.5 acres within the North Houston Industrial submarket.

“The Rankin 45 Distribution Center is ideally located within the North Houston submarket, benefiting from 775 feet of frontage along I-45, the region's busiest north-south transit corridor connecting Houston and Dallas. This location and accessibility to the broader Houston region played a pivotal role in attracting these tenants to the property,” said Jeremy Garner, Managing Director with TCC. “We are pleased to have partnered with Clarion Partners once again to deliver a high-quality asset to the market that benefits from an ideal location and a thoughtful design, qualities that offer UMOJA and Sungrow the ability to expand their footprint in the region and continue to grow their respective businesses.”

Designed by Powers Brown Architecture and constructed by A&F General Contractors, the Class A cross-dock industrial building features a 32’ clear height, 52’ column spacing, an ESFR sprinkler system, 259 parking spaces, 23 trailer parking spaces, 60’ speed bays, and four drive-up ramps.

Geoff Perrott and Jeff Venghaus of JLL, along with Matt Knafel with KWILL Advisors, represented UMOJA Supply Chain Solutions, and Michael Foreman and Beau Kaleel of Cushman & Wakefield represented Sungrow USA Corporation in their lease negotiations. CBRE’s Joseph Smith and Faron Wiley represented the landlord in the respective transactions.
