Trammell Crow Company Submits Planning Application for Heywood Site, Greater Manchester

Trammell Crow Company (TCC), a leading global developer and investor in commercial real estate, has submitted a planning application to Rochdale Borough Council to develop a site on Manchester Road, Heywood, in the northwest of England.

The application is to develop a 27.8-acre site, currently used by the Department for Work and Pension for storage which is due to vacate in early 2023, and replace the existing buildings with a 45,755 sq m logistics facility spread across three units to be used as storage and distribution units, office space with vehicle, pedestrian, and cycle access as well as landscaping all part of TCC’s plans.

TCC has worked closely with Rochdale Borough Council and local stakeholders for the pre-application process and submitted a plan that seeks to reprofile the site. Once developed, the site could create around 600 jobs when completed, with a further 300 indirect and induced employment supported, and 390 workers to deliver construction over 13 months. The project is targeting BREEAM Excellent certification and will deliver increased biodiversity to the site though an extensive landscape masterplan.

The site is located within one mile of junction 19 of the M62, four miles of three major motorways (the M60, M62 and M66), and an hour’s drive of the port of Liverpool, Manchester Airport, Liverpool John Lennon Airport, and Leeds Bradford Airport.

Ashton Smith have been appointed as the project architect and Gerald Eve as planning advisers.
