TCC Unveils Plans for 2.5M-SF Fulton Park Campus in Chicago
Fulton Park Campus will Span Multiple City Blocks within Chicago’s Fulton Market Neighborhood, adding an additional 1.8M SF of Commercial, Residential, and Green Space

Trammell Crow Company (TCC), a global real estate development firm, has unveiled plans for Fulton Park Campus, a thriving and innovative community that will deliver a combination of office, R&D/Lab, residential, and green space in the heart of Chicago’s Fulton Market neighborhood. Once complete, Fulton Park Campus will deliver four new buildings that will include an additional 1.8 million square feet of new R&D/lab and office space, 368 luxury apartments, and approximately 35,000 square feet of retail space in addition to TCC’s existing Fulton Labs assets - 400 N Aberdeen and 1375 W Fulton. Notably, the campus will feature the neighborhood’s first and only 35,000-square-foot public park, designed for quiet meditation and active collaboration and will offer an outdoor lawn for concerts, green spaces for relaxation, picnic tables, a dog run, and more.

The campus will include a mix of commercial and residential buildings, of which many are already under construction or have been recently completed.
Completed Developments
1375 W Fulton and 400 N Aberdeen
The first properties within Fulton Park Campus include 1375 W. Fulton and 400 N Aberdeen, the home of Fulton Labs. Fulton Labs at 1375 W Fulton opened in 2020 and is fully leased with premier tenants such as Portal Innovations, Xeris Pharmaceuticals, Charles River Laboratories, Dimension Inx., University of Chicago, MonoSol, Talis Biomedical, Vanqua Bio, Belay Diagnostics, etc.
The second building, 400 N Aberdeen, delivered in mid-2022 and has also benefited from strong leasing momentum among some of the world’s most innovative companies and institutions, including Portal Innovations, the Chan-Zuckerberg BioHub, Illinois Institute of Technology, Mattiq, and more. Expertly designed for innovation and flexibility, 400 N Aberdeen includes advanced infrastructure for scalable lab and office spaces, as well as a collection of amenities that includes two private tenant balconies per floor, VIEW dynamic glass for maximum natural light, a rooftop bar and lounge, a 190-person collaboration and training center, a lobby with a café, and a fitness center with spa-quality locker rooms.

Under Construction Developments
The Park
TCC recognizes that the nature of work has changed and has designed all phases of Fulton Park Campus to bring nature into work. The campus is planned around the district’s only park, designed for community programming and set to deliver late summer 2024.
As the only park in Fulton Market, Fulton Park will provide a dynamic retail environment, an outdoor lawn designed for concerts and shows; green spaces for relaxation and inspiration; a flexible design for city-planned events, as well as farmer’s markets and fairs; space for outdoor games and picnic tables and lounge chairs for a leisurely meal.
Flora Apartments
Adjacent to the park, 1114 W Carroll Street is the campus’ 368-unit residential development, which is slated to launch leasing in the summer of 2024. Known as Flora, the 34-story luxury apartment tower is developed by TCC’s residential subsidiary, High Street Residential, combines the best of Fulton Market and Midwest authenticity — balancing access to the neighborhood culture with a friendly, relaxing, and natural environment.
Flora will include high-end finishes, LVT flooring throughout; kitchens equipped with Samsung EnergyStar Wi-Fi enabled refrigerators, front control gas ranges, tile backsplashes and quartz countertops; an in-unit front load washer with vibration reduction technology and Sensor Dry dryers; spa-like bathrooms with full-height tile in showers and baths; customizable walk-in closets; as well as outdoor patios in select units. Floors 32 and 33 will have Penthouse units with condo-quality finishes. The Penthouse kitchens will have French-door refrigerators, built-in gas cooktops with a hood, dual convection ovens, waterfall kitchen islands, and a wet bar with a beverage fridge. The living rooms will have a fireplace, a Sonos surround-sound system, a dining area, a study, and a large terrace. Finally, the bathrooms will have heated tile floors, rain showers and a jacuzzi tub. Flora will host a ground-floor restaurant capitalizing on a premier indoor/outdoor experience with direct access to the park.
Flora residents will have access to more than three floors of amenities, including a club room; a golf and game simulator room; a fitness center and a yoga studio; a spa with a jacuzzi, as well as a sauna and a steam room; an outdoor second-floor amenity deck with grilling stations, outdoor TV’s and fire pits; rooftop pool deck with cabanas and fire pits; access to a private dining space with chef’s kitchen; a pet wash and dog run and a dedicated work-from-home area with sound recording booth. The building was designed by ESG Architects and Power Construction is the project’s general contractor.
1105 W Carroll
The fourth building of Fulton Park Campus is 1105 W Carroll, a fully entitled commercial tower that will rise 26 stories and include 660,000 square feet of lab and office space. As the tallest and most sophisticated building in Fulton Market, 1105 W Carroll is designed to offer a superior environment for leading firms to attract talent across an array of industries. The building will offer floorplates ranging from 19,000 to nearly 40,000 square feet, with ceiling heights reaching 17’ on select floors, private balconies on every floor, and advanced technical infrastructure to support innovation. Tenants will have access to an extensive collection of amenities, including a fitness center with an indoor pickleball court; a spa-quality sauna; a sky terrace; various sports simulators; a grab-and-go market and a coffee shop/bistro; and a top-floor meeting space and speakeasy. On-site construction and demolition have already begun.
Future Phases
An additional 800,000 square feet of flexible space is planned across two buildings – 1234 W Fulton and 1152 W Carroll – that will be constructed in future phases of Fulton Park Campus development.
