TCC Welcomes Seattle Children’s Research Institute to the Newly Delivered 1916 Boren

The local hospital system’s research organization has occupied nearly half of the building

Trammell Crow Company (TCC), a leading commercial real estate developer, and partner Washington Capital Management, on behalf of their clients, is pleased to welcome Seattle Children’s Research Institute to 1916 Boren. The 11-story, 282,700-square-foot life sciences project was recently delivered in Seattle’s Denny Triangle neighborhood. Seattle Children’s has already begun moving into the building, where it will occupy 124,000 square feet for pediatric research. The rest of the building is being leased and marketed by CBRE.

1916 Boren, located within Seattle’s largest concentration of residential communities, retail, and culinary destinations, features 14-foot ceilings and 11-foot windows, providing ample natural light and space to accommodate a range of life science buildouts. Building amenities include two dedicated freight elevators, central chemical storage, acid neutralization systems, central compressed air, gas and vacuum systems, outdoor patios on every floor, large fitness room, a cycling studio with locker rooms, a rooftop terrace, and a top-floor conference center with meeting rooms and collaboration spaces.

The building’s location benefits from both a transit and Walkscore© of 100 and, situated at the intersection of Boren Avenue and Stewart Street, is just blocks away from Interstate 5, which is easily accessible by car. 1916 Boren is also the only new life science research building that is walkable to the Westlake light rail station.

Shelley Gill and Adam Brenneman of Hazelbrook Advisors represented Seattle Children’s in its lease, while Paul Carr of CBRE represented the landlord. Other project partners include Collins Woerman, the project’s architect of record, and Lease Crutcher Lewis, the project’s general contractor.
