TCC Wins CREW DC Dealmaking Award

Award bestowed for the firm’s 473,000-square-foot long-term lease with the Federal Communications Commission at Sentinel Square III.

Trammell Crow Company, one of the nation’s leading developers and investors in commercial release estate, announces that its MidAtlantic Business Unit has been awarded the 2017 Dealmaking Award by Commercial Real Estate Women (CREW)’s DC Chapter for the firm’s 473,000-square-foot long-term lease with the Federal Communications Commission (FCC) at Sentinel Square III located at 45 L Street, NE in Washington, DC. The FCC will occupy a portion of floors 1-2 and the entirety of floors 3-10 of the building by October 2020.

Sentinel Square III is the third phase of part of the partnership’s 1.3-million-square-foot, multi-phase, Class A office development located in the heart of Washington, DC’s popular NoMa submarket. The building, which is comprised of 540,000 square feet, is designed to meet ISC Level IV security protocols and will pursue LEED® Silver. 
 
Kevin Terry of US General Services Administration and Henry Chapman, Sara Dunstan, Richard Downey and Sarah Maxwell of CBRE represented the tenant in the transaction. Other team members include SmithGroupJJR, Clark Construction Group, Thornton Tomasetti/Weidlinger Protectice Design Practice, Cardno and Wiles Mensch Corporation.
 
Sentinel Square III is part of Trammell Crow Company’s “highly secure, environmentally friendly, efficient and affordable” office development program, which includes Patriots Plaza and National Square in Washington DC, as well as various build-to-suits nationwide. 
Trammell Crow Company recently completed the sale of the project site to MetLife Investment Management, in partnership with an institutional investor and new ownership has retained TCC to provide development and leasing services.
