Trammell Crow Company Announces Plans for 400K-SF Business Park in Atlanta Suburbs

The Atlanta office of Trammell Crow Company (TCC), along with its JV partner Diamond Realty Investments, announced plans for a 403,648-square-foot business center in Newnan, GA., located 37 miles southwest of downtown Atlanta. The project, known as the Innovation Business Center, is within the Shenandoah Industrial Park and includes two single-story buildings. The North Building will span 201,740 square feet and the South Building will include 201,908 square feet. The Innovation Business Center is slated to be completed at the end of 2020.

The buildings at the Innovation Business Center, located at 185 and 195 Innovation Way, will feature 32-foot clear heights, 60-foot dock bays, a 185-foot truck court with 115 trailer spaces, 375 automobile parking spaces, and an ESFR fire sprinkler system.

“The Innovation Business Center is a modern distribution facility that will be made up of two rear-load buildings. The property will be suited for today’s industrial tenant that is working to meet the growing demand from consumers for faster shipping times,” said Chris Eagen, Vice President of TCC Atlanta. “Located within the Shenandoah Industrial Park, the buildings provide easy access to Interstate 85 and other major thoroughfares leading to the area’s top shipping destinations, like the Atlanta International Airport and the Port of Savanah.”

Ware Malcomb is the project’s architect. Catamount Constructors is acting as the general contractor, Eberly & Associates is the project’s civil engineer and landscape architect, Haines Gipson & Associates is the structural engineer, and Jordan & Skala Engineers is acting as the MEP engineer.
 
The Innovation Business Center is situated less than 30 miles from the Hartsfield-Jackson International Airport and is a 45-minute drive to Downtown Atlanta. 
The CBRE team of Mark Hawks, Todd Barton and Joanna Blaesing is handling the marketing and leasing of the property.
