Trammell Crow Company (TCC), a global real estate developer, has broken ground on a 788,000-square-foot speculative cross-dock warehouse in Plainfield, Illinois, approximately 40 miles southwest of downtown Chicago. The building will be the first speculative warehouse in Plainfield Business Center and is expected to deliver in the fall of 2025.

Located on approximately 52 acres of land at 26220 W. 143rd St. in Plainfield, the facility will feature 40-foot clear heights, 80 dock doors expandable to 160, and 211 trailer parking stalls. The site offers proximity to both Interstate 55 and I-80, two of the metro area’s major thoroughfares. Future phases of Plainfield Business Center are currently being planned, and at full buildout, the development will encompass over 8 million sq. ft. of industrial space.

“With the improvements being made to 143rd Street, we believe Plainfield Business Center will become the location of choice for large industrial users looking for space along I-55,” said Josh Udelhofen, senior vice president with TCC in Chicago. “The Far Southwest Suburbs submarket, where Plainfield Business Center sits, has already proven itself as a top industrial submarket in the region, boasting over 96 million sq. ft. of space and an impressively low vacancy rate. Our project is well-suited to meet the area’s existing and future warehouse demand.”

Harris Architects has designed Plainfield Business Center, Krusinski Construction Company is the general contractor, and Kimley-Horn and Associates is the civil engineer. Matt Mulvihill and Phil DeBoer of CBRE represented TCC in acquiring the land and are marketing and leasing the property.
