GoodCang leases 100% of 28,000 sq industrial development in Germany's Rhine-Ruhr region

Trammell Crow Company (TCC), a leading commercial real estate developer, and Cain, the global real estate investment manager, have secured a lease agreement with GoodCang, a leading cross-border e-commerce logistics and freight forwarding company, for the entirety of Park Kerpen, their 28,118 sqm Class A logistics and business park development in Germany's strategic Rhine-Ruhr region.

The agreement with GoodCang covers 100% of the development's space, with lease commencement coinciding with its practical completion. Handover to GoodCang will be immediate, who will utilise the facility to support its growing cross-border e-commerce fulfilment and freight forwarding operations across Germany and Europe.

The transaction fully stabilises the scheme at delivery, demonstrating continued occupier demand for modern logistics space in one of Germany's most important distribution markets. The development comprises two logistics facilities totalling 28,117 sqm, including warehouse, production, mezzanine and office space.

Located on Hüttenstraße in Kerpen, approximately 23 kilometres west of Cologne, Park Kerpen occupies a 46,202 sqm brownfield site in the Cologne Industrial market in the heart of the Rhine-Ruhr metropolitan region. The development provides direct access to the A4 motorway and strong connectivity to the A1 and A3, offering access to more than 83 million people within a 4.5-hour drive. It also benefits from proximity to Cologne Bonn Airport, the Port of Cologne-Niehl and major European logistics hubs including Rotterdam, Antwerp, Liège and Frankfurt.

Both buildings have been developed to meet modern occupier requirements and are targeting BREEAM Excellent certification, incorporating high sustainability standards and future-proofed logistics infrastructure.

Announced in 2025, Park Kerpen was developed by TCC and Cain International to address demand for high-quality logistics space in the supply-constrained Rhine-Ruhr market.
