Trammell Crow Company Completes First Logistics Development in the UK at Net Zero Carbon

Trammell Crow Company (TCC), a leading global developer and investor in commercial real estate, has completed its first site in the UK, comprising three Grade A logistics buildings on a 19.4-acre site in Milton Keynes.
The three speculative logistics buildings – individually 221,775 sq ft, 71,737 sq ft and 46,490 sq ft, total 340,002 sq ft of leasing space. Two of the units at the development on Merton Drive – a predominantly industrial area with nearby occupiers including Nissan, Mercedes, Amazon, and DHL – are conjoined to suit a single occupier or two separate occupiers.
CORE Milton Keynes is a short drive from Milton Keynes town centre and the major road routes of the M1 (J14), the A5, and the A421 Standing Way.
The buildings offer clear internal heights of 12m and 15m, provide increased capacity of floor slabs for floor-standing mezzanines and pick-towers; and have the flexibility to accommodate various office configurations. Externally the development benefits from expansive 55m-deep yards, designated parking spaces for car sharing and landscaped recreational areas.
The continual, progressive reduction of carbon emissions attributable to new developments is a principal objective at TCC and, in addition to having achieved reductions on this scheme, CORE Milton Keynes has been delivered as a net zero carbon development in accordance with the UK Green Building Council NZC framework and observing the latest 2023 UKGBC Offsetting Guidance, verified by Planet Mark.
In line with TCC’s global standards, the units were constructed to BREEAM ‘Excellent’ for new construction and EPC A-rating. Each building provides an increased roof-load capacity to accommodate full photovoltaic arrays and a base-PV installation; fully controlled and ultra-efficient LED lighting throughout; and multi-model EV charging points across the site. TCC achieved 95% recycling of site-won materials; and the development features sustainable storage and discharging of rainwater.
CBRE acted as the planning consultant, Chetwoods as the architect, and Glencar as the principal contractor.
