High Street Residential ("HSR"), the residential subsidiary of Trammell Crow Company, the nation's largest commercial real estate developer, has announced the topping out of the firm's first Manhattan project, The Marq, a 25-story luxury residential tower in SoHo. Slated for completion in the fourth quarter of 2027, the project will include 99 units, 2,072 square feet of ground-floor retail, and 25 affordable apartment units offered at a blended Area Median Income (AMI) of 60%.
Located on a vacant lot at 126 Lafayette St. in New York City's Lower West Side, units at The Marq will range from studios to three-bedroom penthouses. Amenities will include a gym, sauna, meditation room, demonstration kitchen, and coworking lounge. Residents will also enjoy access to multiple outdoor spaces, including a 25th-floor sky terrace with sweeping views of New York City's skyline.
Aside from its numerous amenities, The Marq will lie at the southern end of SoHo, home to one of New York City's densest collections of boutiques, art galleries, and restaurants. SoHo's dynamic history, renowned cast-iron architecture, eclectic retail, artist lofts, and transit options make it one of the most iconic neighborhoods in the world. Future residents will also be near several museums, public parks, and the Hudson River Greenway. The Marq is also a short walk from SoHo's burgeoning office district and is steps from seven subway lines, providing unmatched access to all of New York City's major job centers.
"We are pleased to have reached this exciting milestone on our first project in Manhattan. Our aim is for The Marq to reflect the vibrancy and elegance of this iconic community of SoHo," said Michael Adamo, a Principal with HSR in New York. "This neighborhood blends historic charm with modern sophistication, offering future residents unparalleled access to world-class dining, boutique shopping, art galleries, and cultural institutions. With its proximity to major transit hubs and green spaces like Hudson River Park, SoHo remains one of New York City's most desirable locations for residential development. We're proud to bring this project to life."
Along with its capital partners, other project partners on The Marq include Marvel Architects, Leeding Builders Group (general contractor), and Chris Shao Studio (interior designer).
