Overview
Trammell Crow Company (TCC) provided development management services associated with the phased development of an integrated corporate campus on an approximately 133-acre site in Austin, Texas. The Project was broken into unique phases, the first phase (Phase 1A) consists of two office buildings, two parking garages, a research and development building, central plant, and associated infrastructure. Services provided by TCC include collaborating with the client, the design team, their subconsultants, and the Project’s general contractor to develop and oversee an overall Project development program which sets forth objectives, constraints, and criteria for the phased development of an integrated corporate campus. This included master planning review, overseeing revisions to the existing master plan and building designs, coordination with the General Contractor on the Project schedule and developing a revised Project budget, as well as, general coordination and oversight of the development of the Project. TCC was engaged mid-way through the design process in order to provide assistance in master planning with the goal of bringing the project in consistent with the client’s approved budget. As a result, the contract structure includes an incentive fee component in order to align the team’s objectives.
