Overview
TCC formed a joint venture partnership with Daiwa House Texas, Inc. (“DHTX”) purchased 91.7 acres in Fort Bend County, Texas to develop a single-phase, five-building, +/-1,340,535 square foot speculative industrial. TCC formed a joint venture partnership with Daiwa House Texas, Inc. (“DHTX”) to acquire the Property and develop the Project. The Property is located adjacent to the Fort Bend Parkway Toll Road (“FBP”) just two miles south of Sam Houston Parkway (“Beltway 8”) in the rapidly growing southwest industrial submarket (“Southwest Submarket”). The Property offers direct access to the FBP and great visibility with over 2,200 linear feet of highway frontage. The Project will benefit from recent improvements to McHard Road right-of-way that borders the Property’s south property line, as well the addition of a new frontage road flanking each side of FBP which commenced construction in summer of 2023 with anticipated completion in February 2025.
The Project’s direct access to FBP, McHard Rd, and its direct access to Beltway 8 provides significant connectivity to Greater Houston’s major commerce and residential areas and surrounding municipalities, resulting in excellent access to competitive labor and an ideal location for distribution. Fort Bend County has experienced rapid residential growth over the past 10 years, is ranked the fastest growing county in the Greater Houston region and was ranked 7th in the U.S. in total population growth from 2021 to 2022. Fort Bend County is also home to three of the nation’s top 35 master planned communities, in terms of sales, including the 10,800-acre Sienna Plantation located less than four miles south of the Project. The Project’s strategic location will be attractive to a diverse pool of industrial users who seek to serve the fast-growing populations of south, southwest, and west Houston as well as significant employment centers such as the Texas Medical Center, the Galleria/Uptown District, and the Port of Houston.
