Overview
Boren Labs was first contemplated as a high-tech office loft. Its investment thesis centered on collaboration and efficiency. This led the project to be designed with 15’-0” floor to floor heights, a side core, a heavy live load steel structure and expansive glazing. This state-of-the-art high-tech life science tower is located in the Denny Triangle neighborhood of downtown Seattle, WA. The project’s modern loft style design with side mounted core, 15,071 RSF uninterrupted floor plate and each floor’s 12’-0” tall glass line all contributes to a truly unique space. The project was modified mid construction to make it one of the healthiest buildings in Seattle. These upgrades, in response to the pandemic, included: 100% outside air capabilities to improve air quality; touchless systems at security access, elevators, restroom doors and shower suites; incorporated a personal temperature screening systems at the lobby with turnstiles; and air sanitization systems at all elevators.
Opportunity & Solutions
Near the completion of the shell and core building improvements, TCC and WCM converted the already robust building systems to a market leading life science specification. Immediately, these upgrades attracted significant life science interest. Prior to disposition, the building secured an LOI with a 30,000 SF rapidly growing life science tenant and multiple solicitations from the broader life science market. The project was sold to Oxford Properties at Shell & Core completion, with TCC hired to manage the life science tenant build out. Twelve months after Shell & Core Delivery, the building is 75% leased with two-speculative lab floors under construction.
The building was delivered to USGBC Silver Shell & Core standards.
