Overview

BW Gateway consists of a two-building, 290,000 SF, Class-A warehouse a on a prime 26.5-acre parcel in the heart of the BWI Corridor. The development team controlled the site for over a year before redeveloping the recently-vacated, functionally-obsolete warehouse that had occupied the site for decades.

Opportunity, Solutions & Outcomes

The development team designed and entitled a two-building industrial project composed of twin rear-loaded buildings with a shared truck court. The buildings were designed to be divisible into spaces as small as 30,000 SF, ensuring the project met the market for the small to mid-size industrial user. The team intentionally designed a project that does not compress all available density into the site in exchange for a thoughtful design with great circulation, building characteristics and amenities that will exceed market expectations and the competitive set: ideal building depths of 225’ & 230’, ideal building sizes of 151,000 and 139,000 SF, clear height (32’), generous shared truck court of 200’, ideal column spacing of at least 50’ x 40’ with a 60’ speed bay, ample parking and trailer storage, heavy industrial zoning giving tenants optionality, and upgraded power with full redundancy available.

In 2018, BW Gateway received the NAIOP Maryland Award of Excellence for Best Warehouse. The project was entirely leased to Paragon Bioservices (now Catalent) for biomanufacturing and R&D.
