Overview

Ther Cedardale Distribution Center is a two-phase industrial development. Phase I included a 776,630 square foot cross-dock built in 2018 and leased to FedEx Ground. Phase II includes three cross-dock assets: Building 1 - 1,084,462 Square feet, Building 2 - 350,798 square feet, and Building 3 - 265,758 square feet. Building 1 is substantially complete while Buildings 2 and 3 deliver in early Q2 of 2023. The project features best in class standards including 36’ to 40’ clear heights, full building circulation, and the ability to provide over 450 future trailer positions within the park. The development is located in southern Dallas, directly south of I-20 between I-35 and I-45.

The project is a unique development opportunity for several reasons. South Dallas and the I-20 corridor will continue to be a strategic industrial market for the next 15 - 20 years due to its proximity to Dallas, great transportation lines, and adjacency to the UP intermodal. Additionally, Cedar-Alt is located on one of the few remaining large sites close to I-20 between Highway 67 and I-45. Finally, Building 1 holds a 10-Year, 90% City of Dallas tax abatement which equates to an approximate $0.36/SF savings to the tenant.

Opportunity, Solutions & Outcomes

TCC worked for two years assembling the site, which consists of nearly 300 acres acquired from 12 owners. Few improvements had been made on the site as it had historically been farmland. TCC moved forward on working with the City of Dallas to make improvements to the site, including the reconstruction of Cedardale Road, obtaining a tax abatement, and rezoning the property into a planned development.

TCC is proud to continue building on our success of recent develops in the southern Dallas submarket. TCC Cedar-Alt is Trammell Crow Company’s fifth development along Interstate 20 in the last ten years totaling over 6.3 million square feet.
