Overview
Cotton Lane Commerce Park, a two-phase project located in Goodyear, Arizona, includes two Class A industrial buildings totaling 542,873 square feet in addition to a 30-acre rail-served development site. This project broke ground in Fall of 2023 and was delivered in the Fall 2024.
Located at the southwest corner of Cotton Lane and Elwood Street, Phase I included two rear-loaded buildings. Building A spans 279,961 square feet and Building C spans 262,912 square feet. Features of the temperature-controlled buildings include 36’ clear height, dedicated trailer parking, secured truck courts, up to 6,000-amps of power to each building, signalized access, office suites, and LED warehouse lighting. The buildings are divisible to accommodate users as small as 50,000 square feet.
Phase II is a rail-capable 30-acre site served by Union Pacific. The site was fully improved alongside Phase I construction and positioned for a build-to-suit or strategic land sale.
