Overview

In July of 2020, the Government of the District of Columbia (“District”) awarded our team a twenty-year build-to-suit lease for a new 239,800 rentable square foot headquarters building for the District’s Department of General Services (“DGS”) in Washington, DC’s Ward 7.  This was the first major project awarded by the District under Mayor Bowser’s Executive Order that favors locating District agencies to sites in locations east of the Anacostia River - Wards 7 & 8 in particular.

The six-story building, to which nearly 700 DGS employees will relocate from the District owned Reeves Center in Ward 1 some 9 miles away, was constructed to the latest sustainability standards (LEED®, BD+C Silver) and includes a roof top terrace, conferencing center, fitness center, secure bike room and 17,927 rentable square feet of to-be-leased retail space.

 

3924 Minnesota Avenue was constructed on an approximately 1.5-acre portion of the larger Northeast Heights development at the southwest corner of Minnesota Avenue, NE and the private extension of Dix Street, NE. 

 

Of particular note is the fact that the new DGS HQ was constructed primarily during the pendency of the global pandemic and, through hard work and intelligent contracting, delivered on-time and under budget. In addition, the project was built in compliance with the District’s requirement for no less than 50% CBE/SBE participation.
