Elliott Gateway is a four-building, 517,000-square-foot speculative industrial park on 41-acres. The project is located in Mesa’s Elliot Road Technology Corridor and adjacent to the Eastmark residential master planned community and corporate neighbors including Apple, Google, Amazon, and Boeing among others. Each building offers 32-foot clear heights, dock-high and grade-level loading doors, along with 190-foot single/shared truck courts. TCC-Phoenix acquired the site off-market from a retail developer in 2020 when the city was hesitant to build the product type. The project team also provided utility easements up front to negotiate on land cost. The rezoning to light industrial was approved just prior to the City limiting such uses, favoring heavier manufacturing and tech-related industrial along the corridor. This positioned the building with little competition among newer product and allowed for a wider pool of users once the projected began marketing.
