Overview
TCC was selected to develop a 615,085-square-foot build-to-suit Bulk Distribution Center for Home Depot U.S.A., Inc. (“HD”) in Conroe, Texas. The property is located north of the intersection of SH-105 and Porter Road and was identified by HD as a strategic location for serving the north Houston market. The project is rail-served by BNSF Railway. The project has a clear height of 32’ and includes approximately 13,000 square feet of finished office space. The center of the building features a continuous 92’ wide bay running parallel to the long sides of the building. This center bay is used for loading flatbed trucks inside the building.
The project also features an indoor rail pit, which allows rail cars to be discharged directly inside the building. The project was constructed using tilt-up walls with a steel roof deck and a 60 mil TPO roof membrane. The east side of the building is dock-high, and the west side has at-grade access. The site plan includes approximately 287,000 square feet of outdoor storage, 173 auto car spaces, 77 cab parking spaces, 151 trailer parking spaces, site grading for 100 future trailer parking spaces, and approximately 7,834 track feet of on-site rail, including three interchange tracks to allow BNSF to drop and pull rail cars.
