Overview

In December 2011, TCC’s Newport Beach Office and its capital partner, Clarion Partners, acquired 76 acres of land in Moreno Valley, California, to develop the I-215 Logistics Center. The project was originally designed as a two-building, 1.7 million-square-foot speculative industrial project, which included a 1.25 million-square-foot speculative industrial building (Phase 1) and an additional 20 acres of land (Phase 2). 

Opportunity, Solutions & Outcomes

Phase 1 was the first speculative industrial project greater than one million square feet developed during the market recovery, and TCC negotiated with numerous prospective full-building tenants prior to completing the $80 million shell building. In October 2013, a lease for the entire I-215 Logistics Center was signed. To accommodate business needs, TCC converted Phase 2 into additional parking for the thousands of full-time employees that were hired in Moreno Valley.
