Overview
Legacy Tower is a 13-story, 342,066-square-foot, Class AA office tower located at the gateway to Plano's Shops at Legacy. The main entrance of Legacy Tower opens to The Shops at Legacy, offering several restaurants and retail options within walking distance. First floor amenities include a fitness center with locker rooms, conference center, tenant lounge and a Fleming's Restaurant and Steakhouse.The building's dynamic architectural statements are highlighted by a sloping glass wall which runs from its base to its penthouse top on its most visible facade. The two-story building lobby features glass on three sides with accents of richly stained wood paneling, book matched marble and limestone.
The building is served by a 1,200-car, 6-level parking garage, which connects to the building lobby via an enclosed, air-conditioned walkway.
Legacy Tower has achieved LEED Gold certification.
Opportunity, Solutions & Outcomes
TCC identified an opportunity to develop a Class AA speculative office building in Legacy Business Park, one of the most desirable office submarkets in the Dallas–Fort Worth metroplex. The prime 6.3-acre site was underutilized as a furniture store in the heart of Legacy Town Center, a vibrant, live/work/play environment desired by office tenants.TCC and long-term partner Principal Real Estate Investors formed a joint venture to develop Legacy Tower. TCC worked with the team of architects, contractors, engineers, and consultants to prepare for construction as quickly as possible in the face of an improving office market. Within 15 months of substantial completion, Legacy Tower was 80 percent leased and had set a new standard for the Legacy office submarket in terms of building quality, tenant amenities, and service.
In January 2017, TCC's residential subsidiary, High Street Residential, and Principal began construction on Phase II, a 25-story, 300-unit development known as Kincaid at Legacy, which was Plano’s first luxury high-rise building. Kincaid at Legacy and Legacy Tower were sold to Intercontinental Real Estate Corporation.
