Overview

Macarthur is a 392,220-square-foot industrial development situated on 213 acres in the robust industrial submarket of the I-30 Corridor in Grand Prairie, Texas. Macarthur is TCC’s fourth project along the I-30 Corridor in the past ten years. The building is located on one of the last remaining sites along I-30 between Dallas and Arlington and provides a unique opportunity for either a single user or multiple tenants who wish to provide last mile distribution in the heart of the metroplex. The highly visible development provides immediate access to I-30 via the newly constructed frontage road, 36’ clear height, 54’ column spacing and 70 trailer positions.

Opportunity, Solutions & Outcomes

TCC purchased the 215 acres the project is located on in 2018, however only a 13.6-acre portion was developable. To yield more developable area, TCC submitted for CDC and 404 Permits from the Corps of Engineers as well as a 404 Permit to impact the jurisdictional creeks and open waters. These permits allowed for an additional 9.4 acres to be reclaimed for a total of approximately 23 acres of developable land, which can accommodate the 392,220 SF rear load facility with highway frontage.
