A new 755,928-square-foot Class A speculative industrial development outside of Charlotte, N.C. situated on a 94-acre site in the North I-85 corridor at exit 63 in Kannapolis, N.C., Metro63 will provide users direct access to the Metropolitan Charlotte area and to more than 36 million people within 300 miles.
Located at 5700 Royce Street, the cross-dock facility will feature state-of-the-art specifications targeted by a wide variety of logistics users, including 40’ clear height, an 8” reinforced floor slab, 580’ building depth with 65’ speed bays, ESFR fire protection, full site circulation with multiple points of property ingress and egress, 190’ truck courts, 172 trailer drops, 490 auto parking spaces, and 10 acres of auxiliary parking for additional trailer and/or auto parking. Construction lending is being provided by Cadence Bank in Atlanta.
The project is located less than half a mile from I-85, 25 miles Northeast of uptown Charlotte and is within a 35-minute drive of the Charlotte Douglas International Airport.
