Overview

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company (TCC), is developing a vibrant new multifamily community integrated with the Dallas Area Rapid Transit’s (DART) SMU/Mockingbird Station. This 394-unit development, expected to deliver by the end of 2027, is part of a larger, multi-phase, transit-oriented project that will transform approximately 16 acres of underutilized DART-owned surface parking into a pedestrian-friendly, mixed-use neighborhood. Situated at the northeast corner of Twin Sixties Drive and Worcola Street, the project will offer a mix of studios, one-bedroom, and two-bedroom units ranging from 524 to 1,484 square feet, all featuring premium stainless-steel appliance packages, quartz countertops, LVP flooring, and integrated smart-home technology.

Residents of Mockingbird Station will enjoy exceptional community amenities, including a resort-style pool with fire pits and grilling stations, a club room, an expansive fitness center, dedicated co-working spaces, a dog park, direct access to the University Crossing hike-and-bike trail, secure bike storage, and EV charging stations. The property will also feature a seventh-floor Skydeck with a private dining room and balcony offering stunning views of the Dallas skyline. With an impressive Walk Score of 86, the development provides unparalleled convenience and easy access to retail and dining options. The City of Dallas is supporting the project with Tax Increment Financing (TIF), ensuring that 20% of the homes are offered at affordable rates. Mockingbird Station, designed by GFF Design and constructed by Andres Construction Services, is a testament to how public-private partnerships can foster enhanced mobility, expand housing choices, and contribute to the long-term vitality of neighborhoods. The project partners include Spiars Engineering (civil engineer), Ellie Aiello Interiors (interior design), The Office of James Burnett (landscape architect), Urban Structure (structural engineer), and Schmidt & Stacy Engineers providing MEP consulting. Santander Bank is serving as the construction lender.
