Overview
The Project is six-story podium with residential parking below grade and a mix of parking, resident amenities, and retail at the ground level. Residential parking will be gated for security and a handful of unsecured spaces will be situated adjacent to the leasing office for the use of prospective residents. Ground floor height is 18 feet to allow for a 15-foot minimum clear height within the retail and ground floor amenities. the exteriors are designed to be modern yet also respond to the traditional Spanish architecture prevalent in Millbrae. Exteriors will primarily be a smooth stucco finish with stone at the base for durability. The roof is sloped to be more consistent with the surrounding architecture. The Property’s location at the north end of Millbrae’s retail district sets it apart from most of the competitive set that do not have immediate access to multiple grocery, coffee, bar and restaurant options. The Property’s convenient location and access to retail amenities result in a walk score of 95, which is unique in a suburban setting. A pedestrian paseo will open the southern edge of the Property to the Downtown retail district. Additionally, HSR is coordinating with the city of Millbrae to facilitate the development of an adjacent 3,700-square-foot remnant parcel into a public plaza. the city has proposed that the Project direct a portion of its park impact fees toward the development of the plaza, allowing the Project to directly benefit from the expenditure. the site is also a short 0.5 mile walk to Millbrae’s newly renovated central Park offering 13 acres of parkland.
