Overview

TCC was selected to build a 3.9 million-square-foot built-to-suit for a confidential client built on a 94.5-acre site. The building footprint is 850,000-square-foot, and it is a five-story building with a mezzanine located between Levels 1 and 2. The project has a floor area ratio of 98%.

This facility is a robotic sortable fulfillment center that uses a large network of fully automated conveyors and robots. During peak holiday season, this fulfillment center can fulfill and ship over 1.2 million packages a day. The biggest differences between this facility and a distribution warehouse are:

  • This facility has five floors
  • The concentration of loading dock openings
  • 65 acres dedicated to 360 trailer parks and 1,900 car parking spaces
  • Excess power demand

The TCC team overcame several challenges during development. The site had no preexisting utilities. TCC approached several municipal utility districts before finding one three miles to the north of the site that was willing to service the site.
