Overview

At 14th and U Street NW, Sonnet’s location and best-in-class amenities make it one of the top-performing multifamily projects in one of Washington, DC's liveliest neighborhoods. Sonnet was developed by TCC’s residential subsidiary, High Street Residential (HSR), as the market-rate component of the Portner Place Apartments redevelopment. The project represented a unique opportunity to deliver a trophy-quality, mixed-use development in the best performing apartment submarket in DC.

The building design captures the ethos of the area, which has emerged as a younger, more vibrant destination within the District. The design incorporates expansive windows, abundant balconies, natural lighting and materials to create an urban oasis in the heart of the city. The first floor includes a lounge with access to the main courtyard, a business center with conferencing spaces, a fitness center and yoga studio, a pet run, and a pet spa. The best-in-class amenities culminate in a rooftop lounge, a two-tiered infinity pool with, a poolside bar and gas grilling stations, a 151' outdoor TV wall, a catering kitchen and a wrap-around terrace that offers unimpeded 360-degree views of the District’s landmarks and surrounding areas due to the building’s commanding height.

Change Opportunity, Solutions & Outcomes: Sonnet was one of the last remaining institutional-sized development sites within DC's popular U Street and 14th Street corridors. The land seller replaced 48 units of garden-style housing with 96 affordable rental units in an eight-story tower (Wing A), while HSR developed 288 market rate units in an 11-story tower, with over 16,000 square feet of retail space and 120 below-grade parking spaces (Wing B). The two towers are independently developed and owned.


In 2019, Sonnet earned the NAIOP DC/ MD Award of Excellence for Best Multifamily Project in Washington, DC. It was also named the Best Washington High-Rise Apartment Community by Delta Associates and a Distinguished Community by the Property Management Association’s PACE Awards. Sonnet achieved a LEED® Silver certification.
