Overview
Trammell Crow Company (TCC) and CBRE Investment Management, on behalf of one of its separate account clients, delivered Twelve24, an innovative 345,000-square-foot class-AA office building in Atlanta’s Central Perimeter submarket, in the summer of 2020.Twelve24 features 30,000-square-foot floorplates with 10-foot floor-to-ceiling glass windows and extensive outdoor terraces. Amenities at the fifth-floor Sky Lobby include an indoor/outdoor conference center, an executive-level fitness center, a tenant lounge and gourmet café, and an amenity deck, complete with an outdoor yoga lawn, multiple seating areas for lounge or work, a covered outdoor conference center and direct access to a new Hyatt Place hotel. The fitness center spans nearly 10,000 square feet and is fully staffed with front desk employees, trainers and nutritionists.
The 16-story transit-oriented property also includes 11,000 square feet of ground-floor retail space. Iron Hill Brewery & Restaurant anchored the 7,500-square-foot ground-floor retail space at Twelve24 for its first Atlanta location.
The site is located in Atlanta’s largest office submarket and Twelve24 is the only multi-tenant office building with direct access to the Dunwoody MARTA station through an elevated skybridge. The project sits minutes from GA-400 and I-285 via multiple routes allowing easy access to numerous northern Atlanta communities.
Opportunity & Outcomes
Insight Global, a national staffing and services company, is the anchor tenant, having leased a majority of the building prior to completion.
Office Properties Income Trust acquired the property in 2021.
