39 Deansgate is the redevelopment of an existing 1960’s office block in Manchester’s CBD. The site benefits from an in-place planning consent for the demolition of the existing building and the redevelopment of an all-electric NZC 17-storey office-led tower. The asset is current managed by TCC with existing office and retail tenants providing income in the pre-development phase. Upon completion of a series of a pre-development initiatives, TCC will commence the demolition and redevelopment of the 200,000 sq ft (GIA) tower with a typical floor plate of 12,000 sq ft (GIA). The out-turn product will have a GDV in the region of £150 million.
