The project is adjacent to the recently constructed extension of the Loop 202 freeway and the full diamond freeway interchange at 40th street with access to local airports and interstates. The site boasts 190-foot shared truck court depth, 24-32-foot clear heights, flexible bay depths ranging from 140-205 feet, concrete truck courts, monument signage and ESFR sprinklers. The site is located on Gila River Indian Community-owned land. The site was acquired via assumption of in-place ground leases with a full 65-year lease term. The overall development included a corporate build-to-suit for Spencer’s TV & Appliance, consisting of 319,000 square feet as a complement to the four speculative buildings.
