Axis Raintree is a 175,000-square-foot, 3-story, class-A office building located in a high-profile area of North Scottsdale with direct access to the 101 Freeway, 3-miles from Scottsdale Airport and provides prominent Raintree Road frontage. Each level boasts floor to ceiling glazing, which face mountain views 16’ deck-to-deck volume, indoor/outdoor tenant areas, a training room and adjacent Press Coffee and a 5/1,000 parking ratio with an adjacent parking garage. The 5,000-square-foot outdoor amenity space features Wi-Fi, views of the McDowell Mountains and access to one million square feet of retail and entertainment offered in the North Scottsdale area.

Opportunity, Solutions & Outcomes

With little new supply due to a lack of available land in the highly populated center of North Scottsdale, the team found an off-market opportunity and was able to rezone the site from Industrial Park Planned Community District (I-1, PCD) to Planned Airpark Core Development PCP to include both office and multifamily bringing greater density to the area. The project meets WELL Certification requirements for health and safety.
