Overview
Columbia Business Park is a new speculative 1.4-million sf Class A industrial park on 72 acres in Riverside's Hunter Park industrial corridor, comprised of state-of-the art logistics facilities designed to attract e-commerce and logistics users.
Opportunity, Solutions & Outcomes
TCC was selected by a confidential client to develop 72 acres in the City of Riverside’s Hunter Park Industrial corridor. The property was the last remaining large industrial site in Hunter Park and had sat fallow for nearly two decades due to entitlement and significant grading issues. TCC saw tremendous development opportunity in the project, believing the property was a prime location for logistics tenants in search of quality buildings and a speed-to-market opportunity.
TCC’s strategy was to develop the site to attract today’s e-commerce users utilizing a flexible site plan and advanced building specs designed to attract users with a variety of needs. Buildings 1 and 2 were designed and entitled together to expedite future Building 2 approvals and timelines. By late 2016, TCC had perfected the entitlements for the entire 72 acres and commenced vertical construction on the 1,009,942-SF speculative Building 1 while completing mass grading of the entire site.
TCC delivered Phase I ahead of schedule and under budget. Shortly after completion, TCC’s client signed a full-building lease with a Fortune 500 retailer and TCC managed the tenant’s sophisticated e-commerce build out. Building 1 was sold upon stabilization in one of the largest single-building transactions ever completed in the Inland Empire at that time. In response to pandemic driven ecommerce demand, TCC quickly commenced vertical construction on Building 2, delivering the 371,229-SF building at the peak of the cycle in 2022. Building 2 was fully leased at completion to a large third-party logistics company.
