The project is a warehouse of 49,149 sqm in a plot of 81,859 sqm in the Municipality of Alovera. Alovera is located in a strategic location within the Ring 3 of
Madrid (at 50 Km of Madrid and with excellent connections to the A-2 and R-2 motorways). The industrial area of Alovera is focused on medium and big size
logistics (demand between 15,000 sqm and 60,000 sqm).
The warehouse has a precast concrete structure with a storage area of 46,845 sqm and office and mezzanine area of 2,304 sqm. The clear height is 11,50 m and a floor loading capacity of 7 Tn/sqm.
There are 49 loading docks and 2 level accesses. Light and heavy vehicle traffic is separated to increase safety inside the plot.
Opportunity, Solutions and Outcomes
The land was used as a crop field and has several power lines that cross the plot transversally. The project team was able to successfully develop the land and design a brand-new warehouse with very high standards and level specifications and comply with the most challenging ESG regulations (Certificate BREEAM Excellent).
