Overview
The project is a warehouse of 14.152 sqm in a plot of 21.269 sqm in the Municipality of Granollers. Granollers is located in a strategic location within the Ring
2 of Barcelona (at 30 Km of Barcelona and with excellent connections to the AP-7 and C-17 motorways). The industrial area of Granollers is focused on light and
medium size logistics (demand between 5,000 sqm and 15,000 sqm).
The warehouse has a precast concrete structure with a storage area of 12.333 sqm and office and mezzanine area of 1.660 sqm. The building is prepared to
be separated into 2 tenants if necessary. The clear height is 11,50 m and a floor loading capacity of 5 tn/sqm.
There are 16 loading docks and 2 level accesses. Light and heavy vehicle traffic is separated to increase safety inside the plot.
Opportunity, Solutions and Outcomes
The project is in a plot originally formed for a telecommunications warehouse built in the 80s. The project team was able to successfully demolish the former
warehouse and build a brand-new warehouse with very high standards and level specifications and comply with the most challenging ESG regulations (Certificate
BREEAM Excellent).
