Overview

Kelsey-Seybold Clinic and St. Luke’s Episcopal Heath System determined a need for a combination medical office and emergency care center building located along US-249 in Spring, Texas. The medical office for Kelsey-Seybold represented 65,000 square feet and the emergency care center accounted for 14,324 square feet of the total building. The structure would provide approximately 85 exam rooms, 25 doctors’ offices, nine procedure rooms, seven x-ray rooms, two labs, and one pharmacy.

TCC was selected to provide development management services which included reviewing contract documents, providing cost estimates, scheduling, and reviewing drawings. TCC also worked through the need to separate the costs between Kelsey-Seybold and St. Luke’s facilities. Throughout the entire development process, TCC was able to save the client over $500,000 as a result of value engineering utility agreements, negotiations, and contract efficiencies. TCC delivered the project on a fast-track basis, meeting important client deadlines and delivering the project under budget.
