Overview

Lake Vista Technology Park is a new, state-of-the-art industrial development located in Lewisville, Texas, near the Dallas-Fort Worth International Airport, a joint venture between TCC and PGIM Real Estate. This three-building, 316,333-square-foot speculative industrial park is strategically positioned on approximately 20 acres at the southwest corner of Interstate 35 West and State Highway 121, offering immediate access to major transportation corridors and a skilled labor pool, thereby meeting the growing demand for modern logistics and distribution space in the high-demand Dallas-Fort Worth Metroplex. The development comprises three facilities: Building 1, a 122,820-square-foot rear-load facility; Building 2, a 126,693-square-foot rear-load facility; and Building 3, a 66,820-square-foot rear-load facility. All three buildings will feature 32-foot clear heights, elevated front entries with glass across the front, and heavy perimeter landscaping, with a commitment to pursuing LEED certification. This project optimizes an infill site by replacing two vacant office buildings and two parking garages that were demolished prior to vertical construction. Groundbreaking occurred in December 2025, with an expected delivery by the fourth quarter of 2026.
